Transforming Office Spaces into Residences: Resolving SAP Challenges with Innovative Solutions

Introduction: A client approached us with an ambitious project - the transformation of 15 office spaces into comfortable and energy-efficient residential houses. The scope of work included a complete overhaul of the properties, and it required meticulous planning, adherence to building regulations, and a holistic approach to achieving energy efficiency and comfort for future homeowners.

Client's Challenge: The primary challenge was to ensure the conversion project met Part L of the Building Regulations regarding energy efficiency. Initial SAP calculations indicated a failure to meet these standards. This was a significant concern for the client, as they were committed to creating sustainable and energy-efficient homes.

Our Solutions: We offered a comprehensive set of services to address the client's needs:

  1. SAP Calculations: We performed Standard Assessment Procedure (SAP) calculations to assess the energy performance of the buildings. The initial results revealed a shortfall in energy efficiency, signaling the need for intervention.

  2.
  3. Air Source Heat Pumps: Recognising the need for improved energy efficiency, we proposed the installation of air source heat pumps. These efficient heating systems can significantly reduce energy consumption, which was crucial for meeting Part L requirements.

  4.
  5. Air Permeability Testing: To identify and rectify any air leakage issues, we conducted thorough air permeability testing. This testing helped pinpoint areas that required improved insulation and sealing to ensure optimal energy efficiency.

  6.
  7. Sound Testing: Creating comfortable living spaces meant addressing sound insulation. We performed sound testing to ensure that the properties met the required acoustic performance standards for residential buildings.

  8.
  9. Ventilation Testing: To ensure healthy indoor air quality, we conducted ventilation testing to evaluate the effectiveness of the ventilation systems and make any necessary adjustments.

Successful Outcome: Through close collaboration with the client and the implementation of air source heat pumps and addressing air permeability issues, the revised SAP calculations yielded positive results. The project now not only met but exceeded Part L requirements for energy efficiency. The client's vision of creating sustainable and comfortable residential properties was realised, ensuring the future homeowners would enjoy energy-efficient, quiet, and well-ventilated living spaces. This successful transformation underscores the importance of a holistic approach to conversion projects and the value of innovative solutions in achieving energy efficiency goals
