In March 2022, our team at A Team was engaged by a reputable industry professional to manage the Compliance Testing for a new build site located in Swanage.
The client sought Air Permeability Testing for a range of new build apartments and houses with diverse designs. This testing was necessary to comply with the SAP calculations and achieve Part L1a, enabling them to obtain the Energy Performance Certificate (EPC) required for sign off.
Additionally, Sound Insulation testing was required to ensure that both wall and floor constructions in both houses and apartments met the sound insulation requirements of Part E in the Building Regulations.
To begin, we conducted a thorough analysis to determine the number of house types and sound insulation designs. This helped us establish the specific testing requirements to ensure comprehensive coverage. We identified a single design for sound insulation between party walls and floors, encompassing 9 apartments and 19 houses on the site. This led to a testing schedule consisting of 12 sound tests.
With the testing schedule in place, our Experienced Engineers Team was able to seamlessly carry out the necessary tests across four site visits. This comprehensive testing program included 28 air tests and 12 sound tests. Our team worked closely with the site manager, ensuring smooth testing processes for each plot and identifying any areas requiring attention to achieve the desired testing results. We also took into account the unique needs of each plot for completion of the Certificate of Making Good Defects (CML) sign off. Remarkably, we successfully completed all the required testing within a time frame of less than 6 months.
