Efficient Ventilation Flow Rate Testing: A Case Study of a 40-Plot Apartment Block

Background:
Each plot has its own system 1 ventilation installed in wet rooms and the kitchen. The client has previously had a bad experience with another testing company where they were unable to offer help and understanding as they failed the first attempts at testing in all plots. After seeing ATSPACE on a Google search and the number of 5* reviews we have, they came to us to schedule last minute testing and double check they were best prepared for the plots to pass.

Project Overview and how ATSPACE helped:
The testing process involves two site visits scheduled within a week of quoting. During the first visit, our engineer faced challenges of fans not being connected to power, the plan changed with the site contact, and our team in the office were able to liaise with the building compliance engineer to confirm which other plots were ready to test and had extractor fans installed, sending over floor plans so the site visit goes across smoothly and to ensure the engineer is familiar with the layout on each floor.

After one small hiccup due to issues on site, the rest of Part F testing was smooth sailing. Twenty plots were tested on the first day, across multiple floors, working around other contractors on site and in some cases, going back to test extractor fans that were failing by a margin after site workers were reactive and took a second look at the ducting.

The second site visit was with a separate engineer, the relationship manager in the office liaised with the site contact and the first engineer to get all remaining details of other flats to be tested. Part F certification from the first day of testing was sent over to the site contact while our building compliance engineer was still on site. Unfortunately, some fans were failing to meet minimum flow rates. As the client was on a tight schedule and our engineer on site was flying through testing with no issues, we were able to requote and retest the failing fans after the site corrected the issue on the same day.

Conclusion:
Testing continued without further issues, with a cohesive workforce on site and the ATSPACE office helping the client reach their sign-off deadline and produce certification the next working morning. After such a positive experience, the client left ATSPACE a 5* rated review for both the team in the office and the onsite engineers and continued to come to us for their next developments due to quick response times, quick rapport building and delivering beyond compliance in all areas.
