Retrofit- Assessments & Co-ordination is here to ensure that we reduce our carbon emissions. As previously stated, the Government’s deadline of 2050 is getting closer, so we need to make sure we are taking the necessary steps. Collectively, we need to pull together to reduce our carbon footprint. This not only means building more energy efficient homes, but also ensures that we offer better energy efficiency to existing builds.
Retrofit- Assessments & Co-ordination will provide you with information on your existing property. You will know exactly how energy efficient it is and what improvements can be made in accordance with PAS2035. These can be simple improvements, such as Cavity Wall Insulation or even Loft Insulation, or more expensive fixes, such as better windows and doors. The idea is to retrofit your build to ensure it is as energy efficient as possible.
What is the scope of the overall Retrofit process?
The dwelling is assessed by a Retrofit Assessor who has been trained specifically for this role and in accordance with PAS2035. The Assessor will carry out a RDSAP assessment, along with a floor plan and an occupancy and condition report. A retrofit coordinator then uses this data to produce a Medium-Term improvement plan for the dwelling. Their job is to basically project manage the overall process, from inception to completion, and are acting for both the client and the public. Their Plan will provide a scope for improvement over a 20–30-year period.
This all works under the PAS2035 standard which basically boils down to 6 main stages:
1. Intended outcome – what does the owner want to achieve
2. Risk assessment – decoding how much risk is involved with the retrofit and determine how it will be managed
3. Whole dwelling assessment- get the dwelling assessed with accurate data, so all the right decisions can be made
4. Design and coordination -use the data and plan between a 20- 30-year plan deciding what to do when.
5. Installation – the fun part, this is where all the agreed measures are installed, tested, and handed over to the client.
6. Monitoring and evaluating – this is to ensure your money is best spent and the client is satisfied with the desired outcome

This assessment was brought about to get homeowners to make improvements to their properties and reduce their carbon emissions.
Fabric first approach is encouraged as this does tend to be the most cost effective and the right solution.
The five stages to this approach are as follows:
1. Bring back the fabric to good repair, dealing with damp, penetrations, structural defects, poor pointing etc.
2. Low cost easy to install items such as low energy lighting (LEDS), heating controls etc.
3. Improve the fabric by the means of insulation, airt tightness, minimise cold bridging
4. Get your heat demand as cost effective as possible, using efficient heating technologies and responsive controls.
5. Renewable technologies to reduce emission further.
There are between 27-30 million homes in the UK that need retrofitting, so this is not an easy task. To ensure compliance and reduce carbon emissions, the Government has introduced funding to help existing properties.
