If you’re building traditional brick and block or timber frame, this is a great tool to use once the property is water tight with your external windows doors fitted and the top floor plasterboard ceiling is in place to diagnose leakage areas prior to the walls being dry lined and covered up. With timber frame it is imperative to make sure your VCL (vapour control layer) is sealed, airtight prior to the walls being covered or there’s no real point in having the membrane in place.

Air Pressure Diagnostic Testing will show you exactly where the vulnerable points are in your build when it comes to air leakage. The way we do this is similar to how we conduct an air test. However, with diagnostics, the reason why we are undertaking the test differs. Ultimately, it's so we can define the areas of your build that need to be improved prior to the house being finished.
As with all compliances, it is always easier to rectify any problems at the earliest possible stages. Ideally, I would advise getting help at the design stage of your build, with air tightness at the forefront of your mind. This way, you won't have to compromise on air leakage, and you won't have any costly fixes to undertake. I am aware that air pressure diagnostics aren't always carried out because you have issues. You might want to know where the leakage points are, or you may want to ensure that you're getting the best from your build. Whatever your reason, diagnostics can be great for your construction.
When we carry out the air pressure diagnostics test, we look to create a pressure differential within the property. When the pressure difference is big enough, we can feel the air leakage with our hands, or even see it with a smoke pen or thermal imaging camera.

If you're building a new build property the answer is yes. If you're building a commercial premise over 500 square metres, the answer is also yes, you do require an airtightness test.
