Commercial EPC's and Residential EPC's are slightly different. A residential EPC for a new build will use your SAP results to create the EPC. For residential new builds this is usually completed from the plans. If you have an existing residential building, this is completed with actual measurements and observations from the site.

However, commercial EPC's are slightly different. The basics are the same, the EPC will show you how energy efficient your build is, and it will also state where improvements can be made. However, a level 4 energy assessor must undertake a new build commercial EPC. Commercial new builds usually have certain targets to reach to get certification. You will need to speak to your assessor to understand your requirements.

The EPC is predominately a desk-based service. However, a site survey may need to be carried out. The commercial EPC will use the SBEM Software, while a residential EPC will use the SAP Software.

There are many aspects which will contribute to your EPC, resulting from the airtightness of your build, to any renewable technologies used.

The New Build commercial EPC is a direct output from the SBEM. This basically calculates the CO2 emission rate, this is also known in the industry as BER – Building emission rate. This MUST not be greater than the Target emission rate also called the TER. Information is mainly derived from Build specification and and a full set of scaled drawings and inputted in to our SBEM software (SBEM stands for : Simplified Building energy model)
