Upon receipt of the enquiry from our client, the first and potentially most vital thing for us to do was to liaise correctly to establish the exact scope of works required. Quite quickly, it became clear that on this occasion we were only required to Air Test a sample of the Hotel Rooms. However, the communal space on the Ground and Seventh Floors would require their own Commercial Air Testing. A quote was provided on this basis, and ATSPACE LTD were appointed to assist.

After the formalities were complete, it was time to get on-site to understand the current performance of the areas in question. Our Northern-based engineer undertook some provisional Air Pressure Testing before getting to work on identifying the Uncontrolled Air Leakage within the specified areas. The present Air Leakage paths were documented, and the client was informed of the areas requiring attention via a walk and talk before a photographic report was issued the following day for their reference.

Once remedial works had been completed, ATSPACE was asked to return to the site. First on the agenda was to complete the Air Tightness testing on a sample of 24 Hotel Rooms. As expected, the rooms were all finished to a really high level, and across 2 consecutive days, each of the rooms met the standards required to satisfy Building Control.

A little while later, the Ground Floor Communal Areas and 7th Floor ‘Sky Bar’ were called off for their Air Permeability Tests. Again, owing to the willingness of the client to arrange the pre-test visit, all leakage areas had been treated, and the tests passed successfully, allowing for the building to be signed off by Building Control.

Overall, the client was extremely satisfied with the experience provided by ATSPACE, particularly the engineer, and we have since been engaged on another site. This time a residential project of 131 units.
