One of our clients is a team of Property Surveyors, engaging in various projects in the residential sector. From air testing existing builds for retrofit projects to providing SAPs for extension projects, we have assisted clients in enhancing the energy efficiency of their properties and meeting building control requirements.

In this particular project, we undertook compliance testing and assessments for Building Control sign-off for a new build extension to an existing dwelling, aiming to create a new 1-bed bungalow. Unfortunately, the homeowners failed to apply to their local planning authority, putting the project at potential risk of demolition.

ATSPACE Ltd was engaged to handle the compliance testing and assessments for Building Control sign-off, stepping in to save the day! As the project was connected to an existing build, we conducted Sound Insulation testing to meet Part E, Water Efficiency Calculations for Part G, Ventilation Flow Rate Testing of extractor fans to meet Part F, and a full SAP assessment under new building regulations with a passing Air Permeability test to produce the final EPC to meet Part L.

Given the urgency of the situation, we worked swiftly to avoid the risk of the build being torn down, preventing the waste of time, materials, and money! Our energy team collaborated closely with the client, ensuring accuracy in every detail to achieve the best possible energy rating. After completing the SAPs, our knowledgeable engineers conducted onsite testing promptly.

The onsite testing ensured that the property was constructed to the right standard, allowing us to breeze through the Air, Vent, and Sound testing with flying colours. Following the Air test, we could finalise the SAP assessment to lodge the EPC. While the client didn't achieve their desired EPC rating, they were highly satisfied with the assistance and support from our energy team. In fact, they have agreed to engage with us at the design stage for all their future projects!
