SBEM is the abbreviated term for Simplified Building Energy Model and is a government standard. SBEM was introduced in 2006 and measures your building’s energy use.

SBEM is only for commercial buildings (new or existing) and relates to Part L2 of the building regulations. Essentially, what will happen is that your SBEM result will be calculated by evaluating how much energy is used for lights, heating, cooling and ventilation over a 12-month period.

There are two stages to this compliance, the first being required at the design stage. So, it is always best to ensure that you work with experts early on to ensure that you’re getting the best advice and recommendations. It is essential to understand what affects these calculations and, if necessary, take any alterations on board. Once the design has been agreed and Part L2 has been complied, a production of the SBEM and BRUKL report can be issued showing compliance. Nothing worse than trying to remediate a building after its been built to meet regulations. This is a NO, NO.

The second stage is the SBEM As built and On Construction EPC production. This is to prove that SBEM calculation and build specification have met Part L2 of the building regulation requirements after it has been built, as we know lots can change through the build process.

The SBEM Calculation is used to calculate the energy performance for commercial premises, including: offices, warehouses, retail outlets, hotels and pubs, care homes, community buildings.

The Energy Performance Certificate (EPC) provides an estimate of the likely energy consumption and ultimately the carbon dioxide (CO₂) emissions for the property, including consideration of:

• • Types of lighting which is installed

• • Planned activity for building use

The EPC shows an A to G energy performance rating for the building and is required for all buildings to be rented or sold.
