SAFE Hands with Over 3700 SBEM Assessments Completed

SBEM is the abbreviated term for Simplified Building Energy Model and is a government standard. SBEM was introduced in 2006 and measures your building’s energy use.

SBEM is only for commercial buildings (new or existing) and relates to Part L2 of the building regulations. Essentially, what will happen is that your SBEM result will be calculated by evaluating how much energy is used for lights, heating, cooling and ventilation over a 12-month period.

There are two stages to this compliance, the first being required at the design stage. So, it is always best to ensure that you work with experts early on to ensure that you’re getting the best advice and recommendations. It is essential to understand what affects these calculations and, if necessary, take any alterations on board. Once the design has been agreed and Part L2 has been complied, a production of the SBEM and BRUKL report can be issued showing compliance. Nothing worse than trying to remediate a building after its been built to meet regulations. This is a NO, NO.

The second stage is the SBEM As built and On Construction EPC production. This is to prove that SBEM calculation and build specification have met Part L2 of the building regulation requirements after it has been built, as we know lots can change through the build process.

With over 14 years in the Commercial Compliance world, ATSPACE still leads the way in SBEM Calculations and BRUKL Reporting. It's important that we understand our customers' requirements, not only to meet regulation, but also their personal demands.

I established ATSPACE in 2008, and since then I have set my sights on delivering a unique experience. I developed ATSPACE to take away the stress, menial tasks, while ensuring confidence and understanding are delivered. Being a multi-disciplined business with a customer demographic from self-builders, industry professionals, contractors and National House Builders, we feel we have the right attitude and service delivery that impresses all our client demographics, making our reviews do the talking.

The SBEM Calculation is used to calculate the energy performance for commercial premises, including: offices, warehouses, retail outlets, hotels and pubs, care homes, community buildings.

The Energy Performance Certificate (EPC) provides an estimate of the likely energy consumption and ultimately the carbon dioxide (CO₂) emissions for the property, including consideration of:

  • • Heat loss through the building fabric

  • • Efficiency of heating and ventilation systems

  • • Types of lighting which is installed

  • • Planned activity for building use

The EPC shows an A to G energy performance rating for the building and is required for all buildings to be rented or sold.

At ATSPACE, our fully qualified assessors follow an established process for providing advice, guidance and support – from the design stage through to submission of the final reports that must be uploaded to the Landmark database, once the as-built stage has been fully assessed.

Our aim is to help our customers every step of the way. We have every confidence that our team of skilled, experienced and certified assessors and engineers can help you achieve building compliance success through each phase of your project.

This is what we can offer:

  • • Same day quote and Booking

  • • 1Point of contact – Dedicated Relationship manager

  • • Energy Experts on Hand to discuss your SBEM Requirements

  • • Cost effective Solutions, not just a compliance report

Simplified Building Energy Model, very similar to SAP but it’s used to assess commercial buildings. Why do we use a different piece of software? A commercial building will look at the individual zones rather than the building as a whole. There could also be different types of systems used.
