SBEM calculations are designed requirements when constructing or refurbishing a build or extending a commercial build. These calculations are requirements that are complied with building regulations Part L2. This is essential to have SBEM carried out on non-domestic projects. Once the information is provided, it is calculated to produce an SBEM report certificate, which displays the energy efficiency rating for the build. If the SBEM certificate displays a pass, the project will pass in accordance with Part L2 of the building regulations.  

TER is the target emission rating, this is for a new build SBEM calculation, followed by BER building emission rating. This process should be done as soon as you have applied for planning. It is vital to carry out the SBEM calculation before beginning the building. Delaying this process could become costly for the entire project, as it could be possible that you won’t be permitted to begin the work on site without this. If this is done as soon as possible, there will be more time for you to face problems, if there are any that come your way before the start of the project. It is key that all required documentation is provided to building control before starting any project. If you build houses or apartments blocks, it will need its own sap calculation, although any building that’s not a dwelling will need a SBEM calculation. A SBEAM is needed for non-domestic new builds.
