SBEM is a method of calculating the energy performance of non-domestic (commercial) buildings. It is similar to SAP. This assessment is mandatory for Part L2a & b building regulations. 

Your energy performance should be established as early as possible, ideally during the design stage (pre building regs approval). There are, however, two stages for the process of SBEM. The design phase, which is mandatory, gives you the permission to build. The second stage, called as-built, is just that, on completion.  

All new commercial properties, as well as extensions and conversions, should have a SBEM calculation. They are also applicable to existing buildings that need to be reassessed for sale or lease.  

SBEM is calculated by using NCM, also known as the National Calculation Method. SBEM will not only assess your building's annual energy usage, but also inform you of ways to save money by using energy saving methods.  

There are certain aspects which will be assessed in accordance with the criteria. These are things such as: 

•  Use of renewable energy sources

•  What type of heating is, or will be used? 

•  What type of lighting is, or will be used? 

•  Construction plans 

•  What type of ventilation and air conditioning is or will be used?  

U- values will also be assessed, as well as the air tightness and ventilation.  

SBEM is very similar to the SAP but it is used on commercial properties. While the SAP assesses the building as a whole, SBEM assesses room by room.  

It is always better to understand what the energy performance of your build is. Knowledge is power, and this also allows you to implement any energy saving measures, which will reduce your build's carbon emissions.
