When constructing, you will have to adhere to many building regulations to get your construction signed off.  

Your EPC will show the energy efficiency of your build. If you're looking to improve energy efficiency your EPC will show you areas which could be improved. What you have to remember is that with commercial builds, you have to display your EPC Certificate.  

If you're looking at letting your build you will come to realise that the EPC will have an impact on your build's attractiveness. The better the EPC, the lower the running costs, and also the lower the environmental impact your build will have.  

A new build commercial property must have a minimum rating of at least E before a new or renewed lease can be offered. As a commercial build, if you don't comply with the rules, then you could receive a substantial fine. From April 2023, this ruling will also apply to existing commercial builds. So if your construction doesn't comply, eventually it will have to!  

You need to ensure your ECP is still in date. These EPC's are valid for 10 years. With a commercial EPC, you need to ensure that you have an EPC in date.   

If you're concerned your commercial property has a low rating, then talk to your assessor to see where any updates can be made. Your assessor can talk you through all the changes which could be made to improve your rating. Remember, to get the best result, you should seek advice as early as possible.
