If you're looking to sell or rent your build you need to ensure that you have a valid EPC. You also need to ensure that you have an EPC on your new build property.  

To get your EPC certificate, you need to employ an approved Domestic Energy Assessor to conduct your assessment.  

But what do they need? 

Firstly, you need to ensure that your assessor has they access they need. This will mean access to all the rooms of the build, and includes the loft space. If they don't have access, this will hinder the whole process!  

They will also need to inspect your heating system, as well as inspect key aspects of your property, such as the Cavity Walls (if you have them), floor and loft insulation. Your other systems of the build will also be assessed, such as the boiler, hot water tank, radiator, windows etc.  

There are ways to improve your EPC results. These can be quite simple to implement, for example 

  • •  Ensure all lightbulbs are LED

  • •  Make sure you have the right, and adequate insulation

  • •  If you already have double glazed windows, upgrade to tripple glazed

  • •  Make sure you have an up-to-date boiler service and have the best system to suit your build's needs.
