An EPC is also known as the Energy Performance Certificate, which will state the energy efficiency of a building. This is usually provided in a scale from A to G, showing A as very efficient and G not very efficient.

The more efficient your home is, the lower your household bills. The EPC can also show you how well your building will perform in terms of the environment, with regards to carbon emissions. Essentially, the more efficient your home is, the lower the carbon emissions are. If you’re renting, you can still add some improvements. Remember, there are things which can be enhanced without spending a fortune. All improvements will benefit you while you’re living in the home. The small things, such as changing your light bulbs to LED’s, can lower your monthly spend. The little things can make a big difference, so don’t overlook them.

It is a legal obligation to have an EPC in England and Wales since 2007, this for when a building is sold, let or being built. Once you have your EPC, it is valid for 10 years. What you have to remember is that if any improvements are made within this time, you should always get an updated EPC. The EPC is completed by considering the energy efficiency enhancements made to the property. The EPC will also help you purchase, and show you if your current build’s energy efficiency can be improved.

The method for an EPC is very simple. An energy assessor will submit a calculation based on:

  • •  The size of the build

    •  The Insulation

    •  The Construction Type

    •  The Lighting

    •  The Heating System

    •  The Ventilation System

    •  The Hot Water System

When this is completed, the assessor will confirm your calculation. Once all information is received, they can create an EPC document.
